Property surveys
with the precision
of an architect.

We prepare property surveys for rentals, at the start and end of building works, and in contradictory situations. Our technical background as an architect makes the report more accurate: we read cracks, damp and settlement as structural facts, not loose remarks.

What is a property survey?

A property survey is a detailed record of a building's condition at a specific moment, supported by photographs, measurements and a written description room by room. When renting out a home it is legally required in Belgium and registered together with the lease, so there is no later dispute about who caused which damage. Before building, demolition or excavation works it is not mandatory but strongly advised: it records the state of the neighbouring properties before work begins. Everyone then knows exactly where things started and where they ended.

When do you need one?

When renting out a home

Legally required at the start of the lease, and again at the end to establish the differences.

Before and after building works

To record the condition of adjoining homes and party walls before the contractor starts.

Contradictory survey in disputes

A report drawn up in the presence of both parties and signed by both.

Before demolition or excavation

Vibrations and groundworks nearby can cause damage. A baseline record avoids discussion.

Our approach

/ 01

Contact & planning

A short conversation about the property, the reason and the timing. We plan the visit at a moment that suits all parties.

/ 02

Thorough on-site survey

Room by room: photographs, measurements and a description of floors, walls, ceilings, joinery and services, including existing defects.

/ 03

Detailed report

Everything is turned into a readable, legally usable document with numbered photographs and clear references per room.

/ 04

Delivery and signing

You receive the report digitally. Where needed we organise the contradictory signing by both parties.

Why with an architect?

A property survey is more than a set of photographs. As architects we recognise the difference between a shrinkage crack and a structural one, between rising damp and a leak, between normal wear and a construction fault. That technical reading makes the report better founded and more useful when it matters. We bring the same eye to our wider building advice.
