Building advice

Building advice
and permits
in Flanders.

Regulations in the construction sector change quickly and often form a tangle of standards, procedures and technical requirements. We make sure your project is legally correct, technically well-founded and administratively complete.

From our office in Grimbergen we guide clients throughout Flanders and Brussels through the entire permit trajectory. We analyse both your project and the applicable rules, and prepare precise, complete dossiers that speed up the process and improve the odds of approval.

How we work

/ 01

Feasibility study

We test your plans against the regional plan, urban-planning prescriptions, subdivision rules and municipal building codes, so you know upfront what is possible and where there is room to deviate.

/ 02

Technical and energy advice

Structure, insulation, EPB, ventilation, fire safety and accessibility: we map the technical obligations and translate them into realistic choices within your budget.

/ 03

Preparing and submitting the file

We compile the full environmental permit dossier — drawings, photos, descriptive note, motivation note and annexes — and submit it digitally through the Omgevingsloket.

/ 04

Follow-up until the permit is granted

We handle consultation with the municipality and advisory bodies, answer requests for additional information and track deadlines up to the decision and its publication.

What we can help with

  • Environmental permits for renovation, extension or new build
  • Change of use and splitting of dwellings
  • Regularisation of existing, unpermitted situations
  • Care housing, co-housing and multi-family dwellings
  • Permit-free works: advice on what can be done without a permit
  • Appeal procedures and consultation with the municipality

What you get

  • A clear report with the legal and technical conditions
  • A complete drawing set to Omgevingsloket standards
  • Descriptive and motivating notes
  • Digital submission and follow-up of the dossier
  • Consultation with the planning officer and advisory bodies
  • One point of contact from start to permit

What does building advice cost?

A first feasibility study is delivered at a fixed price, usually between €450 and €950 depending on the complexity of the plot and the programme. For preparing and submitting an environmental permit we work with a fixed fee per dossier or a percentage of the construction cost, always agreed in advance — no surprises afterwards.
